Baan Sara Boutique Resort is a small resort in Amphawa, Samut Songkhram. The rooms look out over banana and coconut groves, the pool sits among the palms, and the Amphawa Floating Market and Wat Chulamanee are a short ride away.

It is a good place for a peaceful weekend, a week of remote work with fast Wi‑Fi, or early mornings watching birds in the gardens.

Booking & cancellation policyนโยบายการจองและการยกเลิกห้องพัก

Booking and deposit

  • A deposit is required to secure and guarantee your reservation.
  • Deposits are paid by bank transfer or through our approved booking channels.
  • Your booking is confirmed only once the deposit payment has been received.

Cancellation and refunds

  • You may cancel or change your booking free of charge up to 24 hours before your check-in time.
  • If you cancel or change your booking within 24 hours of check-in, the deposit is non-refundable.
  • Guests who do not arrive on their check-in date without letting us know will forfeit the full deposit.

Check-in and check-out

  • Check-in from 15:00.
  • Check-out by 12:00 noon.
  • Early check-in or late check-out depends on room availability and may cost extra.

นโยบายการยกเลิกและการคืนเงินมัดจำ

  • การยกเลิกล่วงหน้า: ท่านสามารถยกเลิกหรือเปลี่ยนแปลงการจองได้ฟรี โดยต้องแจ้งล่วงหน้ามากกว่า 24 ชั่วโมงก่อนเวลาเช็คอิน
  • การยกเลิกกระชั้นชิด: หากท่านยกเลิกหรือเปลี่ยนแปลงการจองภายใน 24 ชั่วโมงก่อนเวลาเช็คอิน ทางรีสอร์ทขอสงวนสิทธิ์ไม่คืนเงินมัดจำในทุกกรณี
  • กรณีไม่เข้าพัก (No-Show): หากท่านไม่มาเช็คอินในวันที่กำหนดโดยไม่มีการแจ้งล่วงหน้า จะถือว่าสละสิทธิ์และไม่สามารถขอคืนเงินมัดจำได้

เวลาเช็คอินและเช็คเอาต์

  • เช็คอินตั้งแต่เวลา 15:00 น. เป็นต้นไป
  • เช็คเอาต์ไม่เกินเวลา 12:00 น. (เที่ยงตรง)
  • การขอเช็คอินก่อนเวลาหรือเช็คเอาต์เกินเวลา ขึ้นอยู่กับจำนวนห้องว่างในขณะนั้น และอาจมีค่าบริการเพิ่มเติม
Terms and conditionsข้อกำหนดและเงื่อนไข
  1. Check-in is from 15:00 and check-out is before 12:00.
  2. Late check-out may be subject to additional charges.
  3. Smoking is prohibited inside all rooms and indoor areas. A cleaning fee may apply for violations.
  4. Durian and strong-smelling food are not allowed inside the rooms.
  5. The resort is pet friendly; however, pets are strictly not allowed in or around the swimming pool area.
  6. Children may use the swimming pool and pool area only under continuous adult supervision.
  7. Guests agree to use the swimming pool and pool area in accordance with the pool rules displayed at the pool at all times.
  8. Visitors who are not registered guests may not use the swimming pool unless they have paid the daily fee and received permission from the resort management.
  9. Guests are responsible for keeping their personal belongings safe. The resort is not responsible for any loss of or damage to valuables.
  10. Visitors who are not registered guests may not stay overnight without permission from the resort management.
  11. Please keep noise to a minimum after 22:00 to respect other guests.
  12. Guests use all resort facilities, equipment, bicycles, the swimming pool and pool area, garden areas and any other resort property entirely at their own risk. The resort is not responsible for any accidents, injuries, loss or damage occurring during their use.
  13. Any damage caused by a guest to the room, building, furniture, equipment, decorations, garden areas, swimming pool or any other resort property, inside or outside the building, is the full financial responsibility of the guest, who agrees to pay the full amount before check-out.
  14. The resort reserves the right to refuse service to, or end the stay of, any guest who breaks the resort rules or behaves inappropriately.

  5. รีสอร์ทยินดีต้อนรับสัตว์เลี้ยง อย่างไรก็ตาม ห้ามนำสัตว์เลี้ยงเข้าไปในหรือบริเวณรอบสระว่ายน้ำโดยเด็ดขาด
  6. เด็กสามารถใช้สระว่ายน้ำและบริเวณสระว่ายน้ำได้เฉพาะเมื่ออยู่ภายใต้การดูแลอย่างใกล้ชิดของผู้ใหญ่ตลอดเวลา
  7. ผู้เข้าพักตกลงใช้สระว่ายน้ำและบริเวณสระว่ายน้ำตามกฎระเบียบของสระว่ายน้ำที่ติดประกาศไว้ตลอดเวลา
  8. บุคคลภายนอกที่ไม่ได้ลงทะเบียนเข้าพักไม่ได้รับอนุญาตให้ใช้สระว่ายน้ำ เว้นแต่จะชำระค่าบริการรายวันและได้รับอนุญาตจากฝ่ายบริหารของรีสอร์ท
  9. ผู้เข้าพักต้องดูแลทรัพย์สินส่วนตัวของตนเอง ทางรีสอร์ทจะไม่รับผิดชอบต่อการสูญหายหรือเสียหายของทรัพย์สินมีค่า
  10. บุคคลภายนอกที่ไม่ได้ลงทะเบียนเข้าพักไม่ได้รับอนุญาตให้พักค้างคืนโดยไม่ได้รับอนุญาตจากทางรีสอร์ท
  11. กรุณางดใช้เสียงดังหลังเวลา 22:00 น. เพื่อไม่รบกวนผู้เข้าพักท่านอื่น
  12. ผู้เข้าพักใช้สิ่งอำนวยความสะดวก อุปกรณ์ จักรยาน สระว่ายน้ำ พื้นที่สระว่ายน้ำ พื้นที่สวน และทรัพย์สินต่าง ๆ ของรีสอร์ทด้วยความเสี่ยงของตนเอง ทางรีสอร์ทจะไม่รับผิดชอบต่ออุบัติเหตุ การบาดเจ็บ การสูญหาย หรือความเสียหายใด ๆ ที่เกิดขึ้นจากการใช้สิ่งอำนวยความสะดวกหรือพื้นที่ดังกล่าว
  13. ความเสียหายใด ๆ ที่เกิดขึ้นจากผู้เข้าพักต่อห้องพัก อาคาร เฟอร์นิเจอร์ อุปกรณ์ ของตกแต่ง พื้นที่สวน สระว่ายน้ำ หรือทรัพย์สินใด ๆ ของรีสอร์ท ทั้งภายในและภายนอกอาคาร ถือเป็นความรับผิดชอบทางการเงินของผู้เข้าพัก และผู้เข้าพักตกลงชำระค่าเสียหายเต็มจำนวนก่อนทำการเช็คเอาท์
  14. ทางรีสอร์ทขอสงวนสิทธิ์ในการปฏิเสธการให้บริการหรือยกเลิกการเข้าพักของผู้เข้าพักที่ฝ่าฝืนกฎระเบียบหรือมีพฤติกรรมไม่เหมาะสม
Privacy policyนโยบายความเป็นส่วนตัว

Baan Sara Boutique Resort respects your privacy and protects your personal data in line with Thailand's Personal Data Protection Act B.E. 2562 (2019) (PDPA).

1. Personal data we collect

When you check in, we collect:

  • Your full name, nationality, contact details and booking information.
  • Digital photographs or scans of your passport or national ID card, taken with our check-in device or smartphone.
  • Payment details and transaction history.

2. Why we collect it (legal basis)

  • Immigration Act: to file TM30 reports with the Thai Immigration Bureau.
  • Thai Revenue Code: to keep accurate tax records.
  • Contract: to manage your booking, check-in and stay.

3. ID photographs

  • ID photos are transferred immediately to secure, password-protected local storage or an encrypted cloud database.
  • Staff are strictly prohibited from keeping guest ID photos in smartphone photo galleries or unsecured messaging apps.

4. How long we keep it

  • Check-in data and ID photos are kept for 5 years from your check-out date, as required for Thai tax audits. This may extend up to 10 years only during a pending official tax investigation.
  • After this period, digital ID photos are permanently deleted and any paper documents are securely shredded.

5. Who we share it with

We never sell, rent or share your ID photos or personal data with marketers. Your data is shared only with:

  • The Thai Immigration Bureau, for legally required TM30 reporting.
  • The Thai Revenue Department, for financial and tax audits.

6. Your rights

Under the PDPA you can access, correct or request a copy of your personal data. You can ask us to delete it once the legal 5–10 year retention period has ended.

1. ข้อมูลส่วนบุคคลที่เราจัดเก็บ

เมื่อท่านลงทะเบียนเข้าพัก (Check-in) เราจะจัดเก็บข้อมูลดังต่อไปนี้

  • ชื่อ-นามสกุล สัญชาติ ข้อมูลการติดต่อ และรายละเอียดการจองห้องพัก
  • ภาพถ่ายดิจิทัลของหนังสือเดินทาง (Passport) หรือบัตรประจำตัวประชาชน ที่ถ่ายผ่านอุปกรณ์หรือสมาร์ทโฟน ณ จุดลงทะเบียน
  • รายละเอียดการชำระเงิน และประวัติการทำธุรกรรม

2. วัตถุประสงค์และฐานทางกฎหมายในการจัดเก็บข้อมูล

  • การปฏิบัติตามกฎหมาย (พ.ร.บ.คนเข้าเมือง): เพื่อรายงานการเข้าพักของชาวต่างชาติ (ตม.30) ต่อสำนักงานตรวจคนเข้าเมืองตามที่กฎหมายกำหนด
  • การปฏิบัติตามกฎหมาย (ประมวลรัษฎากร): เพื่อจัดทำใบแจ้งหนี้ ใบเสร็จรับเงิน และบันทึกบัญชีภาษีของรีสอร์ท
  • ความจำเป็นตามสัญญา: เพื่อบริหารจัดการการจอง การเข้าพัก และการให้บริการแก่ท่านตลอดช่วงเวลาที่เข้าพัก

3. ข้อปฏิบัติสำคัญเกี่ยวกับการถ่ายภาพบัตรประจำตัว

  • ภาพถ่ายบัตรจะถูกส่งไปจัดเก็บในระบบคลาวด์ที่ปลอดภัยหรือหน่วยความจำส่วนกลางที่เข้ารหัสและป้องกันด้วยรหัสผ่านทันที
  • เรามีนโยบายห้ามพนักงานจัดเก็บภาพถ่ายบัตรของผู้เข้าพักไว้ในคลังภาพส่วนตัวของสมาร์ทโฟน หรือในแอปพลิเคชันส่งข้อความที่ไม่ปลอดภัยอย่างเด็ดขาด

4. ระยะเวลาในการจัดเก็บข้อมูล

  • ข้อมูลการเช็คอินและภาพถ่ายบัตรประจำตัวจะถูกจัดเก็บไว้เป็นเวลา 5 ปี นับจากวันที่ท่านเช็คเอาท์ เพื่อรองรับการตรวจสอบภาษีตามกฎหมายไทย ทั้งนี้ อาจขยายเวลาได้สูงสุดไม่เกิน 10 ปี เฉพาะในกรณีที่มีการตรวจสอบทางภาษีจากเจ้าหน้าที่รัฐที่ยังไม่สิ้นสุด
  • เมื่อครบกำหนดระยะเวลาดังกล่าว ภาพถ่ายบัตรในระบบดิจิทัลทั้งหมดจะถูกลบทำลายอย่างถาวร และเอกสารที่เป็นกระดาษ (ถ้ามี) จะถูกนำไปย่อยทำลายทันที

5. การเปิดเผยข้อมูลแก่บุคคลภายนอก

เราไม่มีนโยบายนำภาพถ่ายบัตรหรือข้อมูลส่วนบุคคลของท่านไปขาย ให้เช่า หรือแชร์ให้กับบุคคลภายนอกเพื่อการตลาด โดยเราจะส่งต่อข้อมูลให้แก่หน่วยงานภาครัฐตามที่กฎหมายบังคับเท่านั้น ได้แก่

  • สำนักงานตรวจคนเข้าเมือง (สำหรับการรายงาน ตม.30)
  • กรมสรรพากร (สำหรับการตรวจสอบบัญชีและภาษี)

6. สิทธิของเจ้าของข้อมูลส่วนบุคคล

ภายใต้กฎหมาย PDPA ท่านมีสิทธิในการเข้าถึง ขอแก้ไข หรือขอสำเนาข้อมูลส่วนบุคคลของท่าน ทั้งนี้ ท่านสามารถขอให้เราลบข้อมูลของท่านได้หลังจากหมดระยะเวลา 5–10 ปีที่รีสอร์ทต้องจัดเก็บตามกฎหมายภาษีแล้วเท่านั้น
